The Sweet-Spot Price: The “sweet spot” price for any home is the asking price that attracts the most prospective buyers. Typically this represents the fair market value for your home. Some Realtors suggest that after you determine the current value of your home, you reduce the asking price to approximately 15 percent below its market value. Their theory is that – once attracted by the bargain price – prospective buyers will bid up the price to even more than what the home is worth. Most sellers and Realtors aren’t willing to risk this, but it is one strategy to sell a home fast in a buyers’ market. Conversely, if your price is too high, potential buyers may not even look at it. First impression: Regardless of what lies inside, buyers judge your home before they walk through the entry door. You never get a second chance to make a first impression. Prospective buyers must feel warm, welcome, and safe as they approach your home.
Spruce up the exterior with shrubs and brightly colored flowers. You can typically expect a 100-percent return on whatever you spend on your home’s curb appeal. Stage the exterior with fresh paint, and possibly even outdoor furniture to set up a Sunday brunch atmosphere on the deck. Buyers often fantasize about enjoying their backyards by entertaining and spending time outside.
Make the entryway more welcoming by putting in a small bench, a vase of fresh-cut flowers, or even some freshly baked cookies. (The aroma of freshly baked cookies also adds a feeling of being “at home.”)

 

Lighten Up: After location, location, location, plenty of light is one thing that buyers insist upon in a home. Take down the drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and trim the bushes or trees outside to let in as much sunshine as possible. Presenting your house as bright and cheery definitely makes it more saleable.

 

Hide Your Pets: Regardless of how you feel about your pets, not every prospective buyer is a cat-lover or dog-lover. Buyers don’t enjoy walking in your home to see a bowl full of dog food, smell the kitty litter box or have tufts of pet hair stuck to their clothes. Such an experience may give buyers the impression that your house isn’t clean. Take your pets for a walk or car ride during scheduled showings. During an open house, let your critters visit a relative or pet hotel for the day.

 

Half-empty closets: Every buyer is looking for plenty of storage. To give this appearance, remove about half of the contents of your closets, and then neatly organize what remains. Buyers snoop, so be sure to keep all closets and cabinets clean and tidy.

 

De-personalize. Imagine that you’re moving out. Put into storage all the things that make the home your personal sanctuary. This includes family photos, religious décor, awards, trophies, and other personal memorabilia. Buyers want to visualize the house as being their house. It’s difficult to do this when your personal items mark the territory as yours.
In this regard, remember that nothing offends many prospective buyers more than the smell of tobacco smoke – stale or fresh. If your home reeks of such aromas, you should hire a professional to eliminate as much of the odor as possible. This may require cleaning or removal of wallpaper, drapes, or rugs, freshly painting walls or ceilings, and more. The results from such efforts will be well worth the expense.

 

Inspect: Get your home inspected. Some real estate agents advise against spending the money for an inspection because buyers will get one anyway prior to closing. Others recommend it, because it gives sellers an early warning on any repairs they might have to make. Wouldn’t you prefer to know what an inspector might find, and to also choose who will fix it?

 

Hire a Professional Photographer:  After you’ve improved curb appeal, made necessary upgrades, and depersonalized the interior spaces, consider hiring a professional photographer to take photos in the best light. A professional Realtor will arrange this for you. You must have great images that accentuate your home’s best features and selling points. Make sure you or your Realtor post the listing online.

 

Interview real estate agents. Interview Realtors early on about listing your home. Asking their advice is a good way to select an agent. What would they highlight about your home? What would they change before it goes on the market? Specifically how and to whom would they market your home?
Ask about buyers and sellers they have represented, including the areas of town and the price ranges. Don’t expect to see private details, but you want some assurance that the Realtor has worked in your area and has a track record of successful sales in your price range.

 

Once you find an experienced Realtor with a successful track record of selling homes in your area, listen to their recommendations! Find an agent you trust, and then follow their advice. Remember, you are working as a team with your Realtor, toward a common goal – to sell your home as quickly as possible, with the fewest complications, and for the highest possible price.

 

Access is essential. Homes that don’t get shown don’t get sold. Foreclosures and short sale listings are typically vacant, thus can be shown anytime. Make it easy for your Realtor, and for buyer’s agents to get their clients into your home.  If they are required to make appointments far in advance, or can only show it during a very restrictive time frame, some may cross your place off the list and show homes instead that are easy for them to get into. Make it easy for agents to accomplish what you want done – sell your home.
